Keep your payments and communications on the Airbnb platform. So I am talking about the Market Minder report. I know better data is available for way more money but I fear a lot of people are basing their decisions on this data which is very misleading.I think a significant number of people simply want to know how much will a property make year round. That is what I want to know.

Whether I am renting or buying a place that I intend to airbnb I want to know how much can I afford to pay for it.I simply want to find similar properties on airdna and see what they could earn if they were available for 365 days.Here is a list of the data points you are given and the problem with them.Total revenue of a property is useless because how many days the property was available is hidden. Did they book half their bookings on VRBO? Then this number is wrong by half. Did they only rent the house for 3 months while they were on holidays? Then this number is wrong by 75% Useless!Occupancy rates are useless because which months the property was available is hidden. Was it available in peak months, all months or low months?ADR is useless because which months the property was available is hidden and includes cleaning fees.The inclusion of cleaning fees in the data is particularly annoying.
Was it rented to one person all month or 10 people? The variation is huge and we are left to guess. They have all the information in their database. There should be a checkbox in the accounts settings page and you should be able to remove cleanings globally. Never to be seen again.Monthly RevPAR could be useful if it was defined like this.The sum of the daily RevPAR's for the calendar month. What it is, is the monthly revenue of properties divided by the number of properties that had any days available in that month.
Useless because you don't know how many days they were available!I have spent hours trying to pull something useful out of these reports. The headings sound good, but once you ask for the definitions of the numbers and how they were calculated you realize they are useless. Big Fat Fail!Shame too because they have the data. They just don't care about misleading their customers.So 2 things they could do quickly to make the numbers useful.1. Remove cleaning fees2.
Have the ability to remove properties that were available for less than 330 days. (this is an unsatisfactory solution long term, but could be achieved very quickly and in most instances you could derive some useful data from it. SPOILER. I did not say AirDNA was a free service. I was saying AirDNA provides some numbers for free (which it does).I asked if you would prefer to have whatever numbers AirDNA provides for free, or no information.You answered you would rather have no information, which is fine, and certainly your right to choose.Best of luck finding a source of information that apparently gathers and disseminates this kind of data for free!
I'm not sure how this entity would fund the work it does, but more power to you if you find this amazing company that goes through the work of gathering this valuable data and gives it away for nothing. I have not purchased any of their data, so I am unsure of the quality of their paid reports.My reading of your post led me to believe you were just criticizing the free data.Even if you were criticizing the free data, I am not saying you aren't entitled to your opinion. If you feel the free data is crap, then there's nothing wrong with that.All I wanted to say is that I feel people should feel free to go and evaluate the AirDNA data themselves and decide for themselves if it provides value. My concern was that hearing a blanket statement like 'It sucks' would stop people from going there and making their own assessment of it.
